TYPES OF FLOOD INSURANCE


FEMA’s National Flood Insurance Program (NFIP)

  • This is the government flood program
  • The maximum coverage allowed for your primary residence is $250,000 for your building (paid at replacement cost), and $100,000 for personal property (paid at actual cash value)
  • Most other structures are NOT covered by NFIP policies or have limited coverage
  • NFIP only pays claims at actual cash value for business property and secondary or rental homes
    • NFIP requires a surcharge for all non-primary dwelling

Private Flood

  • Not backed by the federal government
  • Pays replacement cost coverage for both building and personal property
  • Higher coverage limits up to $1 million are available
  • Includes coverage for additional living expenses up to certain limits

NFS Edge/EZ Flood

  • EZ Flood Preferred Policies
    • Alternative to NFIP policies for homes not in the 100-year floodplain
  • EZ Flood Standard Policies
    • Alternative to NFIP polices for homes in the 100-year floodplain

Excess Flood

  • NFS Edge offers excess flood above the $250,000 NFIP flood policy limit
  • Coverage is very similar to the NFIP policy

Private Excess Flood

  • Provides excess flood above NFIP policy limits
  • Coverage is more expansive than the NFIP policy
  • Many high value insurers offer excess flood policies
